The current law applies only to residential rental units 15 years and older and limits rent increases to 10% a year. Also, lawmakers are considering banning the use of AI to set rents.

Landlords had been required to give 30 days notice to tenants in federally subsidized housing before evicting them for non-payment of rent, after COVID-19 protections had ended.
